Large Rural Residential Subdivision in Commanding SEQ Town

Rosenthal Heights, a 5-minute drive from the Warwick township, is an exciting development approved rural land subdivision set to bolster the regional south-eastern Queensland district. The approximate 51-hectare greenfield site has received Development Approval to be subdivided into 49 rural residential lots, ranging in size from 4,000sqm up to 4-hectares.

Ray White’s Brad Duncalfe is marketing the 50.6-hectare site with development approval for sale $2.5 million + GST. Mr Duncalfe has noted that the initial 49 lot approval has potential for further subdivision, if required, subject to council approval.

Developers and investors who look to capitalise on the anticipated growth of this rural community are urged to enquire promptly with the site expected to sell soon.
 

Rural development with significant growth predicted

The 49 lots within the Rosenthal Heights development plan are set to be released in eight separate stages with Stage 1 already having registered local buyer interest.

This grand project has also received approval for an alternative 100 (one-acre) lots. A fully costed Development Feasibility report and development plans are available upon request.
 

A commanding regional town

Rosenthal Heights is an elevated expanse of land just five-minutes’ drive to the Warwick retail centre. Situated in the southern Darling Downs, it is 45 minutes from Toowoomba and 140 km south-west of Brisbane. Warwick, an important regional epicentre, lies on the western side of the Great Dividing Range on the Condamine River. It has long been characterised by elegant churches and some grand private schools, giving the centre a certain monumentalism.

The Southern Downs council, which governs the region, has enacted Shaping Southern Downs, which lists increasing the population from approximately 35,000 to 50,000 as one of its main objectives. The region is poised for significant growth, with many investors now realising the potential benefits incurred from the proposed expansion.
