A 6.5 Ha former small crops farm, situated midway between Nambour and Maroochydore on scenic Petrie Creek Road, seems certain to become the site of Rosemount’s next successful rural residential development.
The property is situated within a Rural Residential zone, where future subdivision would require to be only code assessed.
534 Petrie Creek Road, bordered by Petrie Creek Road at the front and Upper Rosemount Road at the rear, is being marketed by CBRE Sunshine Coast’s Rem Rafter, who is excited about its potential.
“People are discovering the attractions of Rosemount,” he said. “It’s a quiet, peaceful suburb where residents can enjoy a rural lifestyle, yet it’s only 10 minutes from the centre of Maroochydore.”
The property once grew beans, tomatoes, watermelons and papaws, but is used these days as a private home. There’s a spacious 1930s-style Queenslander homestead, with a garage and associated small buildings, near the Petrie Creek Road frontage.
But it’s the development potential that makes this site special.
Its Rural Residential zoning, which specifies lots of at least 6,000sqm, ensures low density development in a semi-rural setting that will complement the predominantly rural residential character of the locality.
“This is precisely the type of residential development that is attracting newcomers to Rosemount,” Mr Rafter said.
Under the zoning conditions, the site would be able to accommodate six large allotments.
Some development constraints, or ‘overlays’, apply to the property, but independent town planning experts say none impact significantly on the orderly development of the site.
Much of the land is cleared, but the rear of the property – closest to Upper Rosemount Road, where there is a 189m frontage – is tree-covered and identified as a bushfire hazard area. A bushfire hazard assessment and management plan may be required.
Rosemount is located immediately east of Nambour, bordered on its north, east and south by the Petrie and Paynter Creeks. It extends from west of the Bruce Highway to Bli Bli, about 6 km east.
The property is only a 10-minute drive to the Maroochydore CBD and the huge Sunshine Plaza shopping centre, less than 15 minutes to the region’s famous surf beaches, and only a few kilometres to the Bruce Highway.
534 Petrie Creek Road is for sale through an Expressions of Interest campaign which closes on Wednesday, 25 August 2021 at 12 noon. Offers should be submitted to the office of CBRE Sunshine Coast, Level 1, 17 Duporth Ave, Maroochydore 4558.
