SCIP Provides Local Business Opportunity On 5,801sqm Site.

A 5,801 square metre development site zoned “local business” is being released for sale or lease in the State Government-owned Sunshine Coast Industrial Park (SCIP). The land release provides business opportunities at a time when major infrastructure projects are driving the regional economy. These include the $347 million Sunshine Coast Airport Expansion, the Sunshine Plaza extension and the Bruce Highway upgrade. SCIP is also ideally placed for businesses that provide ancillary services for the recently-opened Sunshine Coast University Hospital and Health Hub at Kawana.

Permitted uses on the allotment include: child care centre, convenience store/small supermarket, bakery, café and takeaway food outlets and personal services (hairdresser, pharmacy, newsagent), or ATM/for bank agency.

SCIP coordinating agent Glen Grimish of CBRE said the overall growth across the Coast was driving new occupants to SCIP. He said 40 of the 73 lots in SCIP, off Racecourse Road, Caloundra, had either been sold, developed or were under contract. SCIP is home to substantial local businesses including Caloundra General Transport, Tellam Civil, Northsun Interiors, Orora Packaging, CSR Gyprock, Sunbus, Australian Off Road Campers and Eniquest, to name a few.

“This property on Claude Boyd Parade, Bells Creek, is centrally located in a fast-developing industrial estate,” Mr Grimish said. “It is also close to the master-planned residential communities, Aura by Stockland and Harmony by Avid.”

Mr Grimish said the allotment is a good opportunity within SCIP to provide tenants and owners with amenities, adding:
“I’m confident someone will see the potential in this local business-zoned lot.”

Economic Development Queensland developed the SCIP estate off Caloundra Road, offering land ranging in size from 2,400sqm to 10ha. The park includes a medium impact and a high impact industry precinct, with land sizes from 2,434sqm to 101,600sqm. The major benefit for owners and tenants is proximity to the Bruce Highway, just two minutes’ drive away via Racecourse Road.
