Predicted to house 70,000 residents by its completion in 2036, this 6 star Green-Star rated development was borne out of Sydney’s oldest industrial areas just south of the CBD of which Centuria Prime Partnership (CPP) has just purchased a slice of, for a record price of $38million. The off-market transaction was facilitated by selling agents Paul Hunter and John Romyn with the assistance of Alana Irvine and Julian Bullen-Zorin of TCG.
28-32 Bourke Road, Alexandria is located in the heart of what will be Sydney’s most vibrant and sustainable village community. The property had been owned by the same family since 1985 who had received offers in the previous 18 months that ranged from $20,000,000 to $31,000,000.
“A private expression of interest campaign nominating 15 of the most active potential buyers in the area were approved and signed off by the vendor. We then started negotiating with these parties and within 14 days had two premium offers, offers that stood out from the pack so to speak.” Stated Mr. Hunter. “A deal was finalized with Centuria Prime Partnership for a large-scale health entity, with a short 3-month settlement. The vendor is ecstatic.”
This was a strategic purchase by CPP for a planned seven-storey, 10,500 sqm private hospital with an end value of $163 million. It is the 4th transaction completed in the immediate precinct by Paul Hunter and John Romyn who continue to work closely with other high net worth families and companies in the area.
