Nillumbik Shire Council is to seek expressions of interest to partner with Council in the revitalisation of council-owned land on and between 895 and 907 Main Road, Eltham. The land comprises the site of the former Eltham Shire Council offices, which has been vacant for almost 25 years, and adjoining council facilities at 903-907 Main Road.
•10,179 sqm* of land fittingly zoned ACZ1
•Benefitting from over 175 m* frontage to Main Road and 130 m* to the railway line, there is enormous scope to activate the street scape
•Surrounded by a plethora of retail, being directly opposite Eltham Village Centre including Coles and meters to Woolworths and Aldi
•Ideally positioned between the Eltham library and train station, two of Eltham’s key activity nodes
•The immediate precinct is brimming with parks and running tracks, creating an idyllic setting
•Ideal connectivity with Eltham train station merely meters from the site
•Eltham’s median house price has soared over the past 5 years and is fast approaching $1 mil (source; realestate.com.au)
Council’s vision is for an urban renewal project that creates a vibrant precinct supporting community and economic outcomes at the gateway to the Eltham town centre. It believes the precinct has the potential to offer a range of community benefits and uses, including gathering and meeting places, spaces for community celebrations and place activation, while growing local employment activity and retaining existing uses within the precinct.
The development will need to reflect Eltham’s unique sense of place and preferred character, through the provision of appropriate design features and materials. It would also need to provide public spaces that could support community uses, such as markets, concerts and outdoor cinema.
Whilst Council is not wedded to a particular type of development on the site; it does consider that a hotel, senior independent accommodation and/or commercial offices with some retail would meet its high level objectives for the site.
The property is being offered via Expressions of Interest, which closes at 3:00pm (AEST) on Friday, 21 September 2018. For further information or to inspect the property, please contact Knight Frank directly.
