Lot Fourteen is a world-class innovation district striving to grow South Australia’s productivity and solve complex global challenges that lead to greater economic, social, and cultural prosperity. The innovation district is home to global corporations including Amazon Web Services and Salesforce who co-locate alongside highly respected organisations including the Australian Space Agency, the Australian Institute for Machine Learning, the Australian Cyber Collaboration Centre, and Stone & Chalk, focusing on a collaborative ecosystem, with a current workforce of 1,700 people across 160 organisations.
To fulfill the district vision, the South Australian Government is committed to establishing the first next-generation commercial development at Lot Fourteen. The Innovation Centre will drive district growth through the sequenced release of development Super Lots over the next decade.
Sub Lot E1, a 3,260sqm site situated in the heart of Lot Fourteen, is the first site being offered for development under a 99-year ground lease agreement.
The Innovation Centre proposed for Sub Lot E1 will embody the enormous potential that South Australia has to offer and will be the first new development to be built at the innovation district. It is envisaged to deliver a minimum of 17,000sqm of net lettable area which will be underpinned by a 77%* leasing precommitment for 10-years terms to committed tenants:
· Department of the Premier and Cabinet
· Adelaide University
· Defence SA
· BAE Systems Australia
The Innovation Centre will be a hub for the creation of defence related activity, such as AUKUS and the Hunter-Class Frigates, creating jobs to support the State’s economy over the coming decades.
To create district development momentum the Successful Proponent will have exclusive first rights to develop future stages within Lot Fourteen.
The South Australian Government (through Renewal SA) is undertaking a single stage Expression of Interest (EOI) process to identify a Development Partner/Preferred Proponent with the innovation, experience, and vision to deliver the Innovation Centre objectives and the best outcome for Lot Fourteen and South Australia.
